Renting in Phnom Penh in 2026: what a month really costs

Typical rents by neighbourhood, plus the extra costs renters often forget: utilities, management fees and deposits.

By Home Planet Editorial

Phnom Penh rents have stabilised after the building boom of the early 2020s. There is now plenty of choice, and good landlords compete on quality and service rather than on price alone.

Typical monthly rents

  • Studio in BKK1 or BKK3: USD 330–500
  • 1-bedroom condo with pool: USD 450–800
  • 2-bedroom condo: USD 750–1,450
  • Borey house (4 bedrooms): USD 900–1,300
  • Villa with private pool: USD 2,500–4,500

Costs on top of the rent

Electricity is usually metered at USD 0.25–0.30 per kWh in condos, water at around USD 0.50 per m³. Many buildings charge a management fee of USD 1–1.5 per m², which landlords often include in the rent.

Deposits and advance rent

One month's deposit plus one month in advance is the norm for most condos; villas and houses above USD 1,500 often ask for two months' deposit.
